SOUTH COAST METRO, Calif., January 18, 2022 – The South Coast Metro Alliance, a nonprofit corporation of property owners and major businesses in South Coast Metro, California, is proud to recognize member 4 Hutton’s TOBY win on November 12, 2021 that was awarded by Building Owners and Managers Association Orange County’s (BOMA-OC) for the 100,000-249,999 square feet category.

Constructed in 1988, the Class-A, Energy Star and WELL Health+Safety certified office tower, its seven-story parking structure and lake comprise 5.3 acres within the Hutton Centre mixed-use community located in South Coast Metro.

The Outstanding Building of the Year (TOBY®) Awards is the most prestigious and comprehensive program of its kind in the commercial real estate industry recognizing quality in commercial buildings and rewarding excellence in building management.

During the competition, all facets of a building’s operations are thoroughly evaluated on categories such as community involvement, tenant relations and site management, and environmental and “green” policies and procedures.

The competition consists of three levels and begins at the BOMA local association level. Winning entries advance from there to the regional level and, finally, regional winners advance to the international level. The international TOBY Awards are presented at the BOMA International Conference in June each year.

4 Hutton is an 11-story, 216,000 rentable-square-foot property, cladded in alternating bands of polished rose-hued St. Joseph’s granite panels, square single-pane rose-grey vision glass and ribbons of stainless steel and features a modified clam-shape.

In 2020, 4 Hutton’s interior and exterior underwent a metamorphous from a darker granite interior to bright white walls with accents of soft grey reveals in the main lobby where a monolithic, white granite concierge/security desk rises seamlessly from the light grey porcelain tile floor.  The concierge desk is accented with a black granite and Japanese cedar privacy screen panel.  The north lobby area has mid-century modern guest seating that rests atop the black and cream abstract designed area rug.  The full-height curved vision glass west wall of the lobby offers dramatic views of the lake, outdoor plaza area and a 3,600 -square-foot abstract lotus flower mural on the south wall of the parking structure created by Brian Peterson using a modern 3D painted technique.  Traditional lawn areas were replaced with colorful drought-tolerant plants, a Great Lawn area that includes a nine-hole putting green, two outdoor conference/meeting shade structures, a games/food truck area, and a main Plaza scattered with quiet seating groupings of Bistro tables and chairs and natural wood benches.

With panoramic views from Catalina Island to inland mountain ranges, 4 Hutton lies within the confluences of four major freeways (5, 405, 55 & 73), providing its tenants with immediate access to all the major freeways and a two-minute fly-over direct access to John Wayne airport.
